The proposal upgrades a structure in poor condition, retains retail at ground level, and reimagines the upper floors to accommodate four new residential units arranged across five levels.

The design responds carefully to its prominent position along George’s Street Lower, creating a contemporary bookend to the terrace while respecting the established scale and character of the street.

On Sussex Street, a new residential entrance and a stepped upper volume help activate an underutilised frontage, contributing to the emerging regeneration of the area. Together, both elevations are composed to ensure the building reads coherently from each direction. A variety of apartment types including a duplex unit, a dual-aspect two-bedroom apartment, a generous studio, and a two-storey penthouse with a private terrace, all providing bright, adaptable homes that make effective use of the existing structure.

The reconfigured retail unit restores an active commercial presence, while improvements to the Sussex Street edge increase passive surveillance and strengthen the building’s relationship with the surrounding urban fabric.
